Better Communication = Better Results

Right now, most people from the property investment space, be you a client, an investor, an angel, a deal sourcer, even a project manager or just someone with an interest in property are leaving money on the table. I can almost guarantee it …and even worse – you likely don’t know that you’re doing that either

You are probably frustrated on your projects and want to see more profit, have a more succinct process, approach, and execution to your project delivery so that you can start seeing the results that you once dreamt about.


Know that they are possible


Just not in the way you most likely do it right now


Believing the hype that they see on social media or worse than that, have been taught by one of the property educators out there that have done a couple of projects…


Most have been taught to bash subbies and suppliers down on rates and go out and find the cheapest shit that money can buy to make those profits. To drive to B&Q 200 miles away to buy a box of half broken tiles in the Managers special sale or to get 3 quotes and go with the cheapest.


Profit does not live here


Profit lives in your ability to deliver your projects effectively, efficiently, and compliantly and to do that – you must improve this one thing


Communication


Communication and the decisions that you make about the how and the standard of how you choose to go about this will be the one thing that separates a successful project from a disaster.


With all the different ways that we as human beings can communicate in this world of connectivity that we currently have the benefit of existing in – theres simply no reason for a “breakdown in communication” which is the number root cause behind any failed project.


This one very definite skill that you must master on your refurbishment projects is communication. It’s not how to do a viewing, it’s not going out tender and it’s not even working out your build costs. Whilst all those things are important – they are merely steps in the process – parts of the framework that literally ANYONE can do – even the most inexperienced and skill-less investor.


I can give you all the frameworks, all the models which I use inside of my construction business, all of the processes and procedures that I use daily inside of all of my businesses. I could even give you a bunch of downloadable documents, templates, cheat sheets, spreadsheets, and guidance notes but without the one thing – they will all be useless to you.


Completely useless.

The skills I implore you to develop are around communication. They will give you a better approach and a better level of understanding the ways in which we execute all those things I just tapped in the last paragraph.


These skills I have developed over the last 15 years in this industry at the time of me writing this book, having delivered over £300M worth of refurbishment work on over 3,000 properties across the UK and even one in Cyprus.


I learned these skills travelling the globe in the military where I served with people from many different cultures, nationalities, beliefs, and levels of understanding of how the world works.


I learned these skills through experiences, significant amounts of pain and losses and now I use these lessons to help others in developing the same skills so that they don’t have to feel the pains that I have.


Some people though, they would rather put their hand in the frying pan just to make sure that it hurts – me? I would much rather someone would have just told me that the pan is hot, and I should stay well away.


Over the last 3 years or so, I have created and developed a training business where I teach in the classroom and online (thanks Covid) aspiring professionals to make more profit on their refurbishment projects


The guys that I have worked with and continue to work with over this time use and develop these skills daily so that are able to a) serve their clients to the highest level possible, b) deliver the most profitable projects possible and c) have an in-depth understanding into what a profitable project looks like.


Now here’s the thing that I preach to everyone that I work with on my various programmes and even the people that read this book or any book for that matter.


Some people buy books

Some people read books

Some people understand books

Some people digest books


But very few people implement what they learn in books


That is a skill


If you are the type of person that will read a book and do absolutely nothing with what they learn- then I am not your guy. We will not be a good fit if you wanted to work with me further because that trait WILL drive me INSANE


In turn I WILL drive you INSANE


Until you implement the words in this book – your approach and results WILL NOT change – they will stay THE same
